Sealant : ICI Oil Based Sealent

My advice is to get a good sealent, get the ICI Oil Based Seaeant. Its very smooth and any contractor will tell you its one of the better ones in the market. Do you know what paint is your contractor using. Don't use cheap paints. After a few years of Malaysian weather, it will show.

Sealant

Yes, it is really of utmost importance that sealant is applied for new plaster ceilings and newly plastered - constructed walls.

The sealant acts as a hardener for the plaster.

Check to confirm that he did not include the sealant in the price first quoted. To be certain, check with another painter. Also, be certain it is the sealant that they are using and not a "bluff".

How to tell the difference? - it has a stronger smell than normal paint. - check to see that they have the sealant paint. - it has to be newly bought.

Paint for my House

General Wall - Magnolia (PL1733) ICI Pentalite, morning dew colors

General Ceiling - beige tint of white ; lily white

U can request for nippon 3 in 1 matt finish which has no difficulty in touch up and can be wash. this is gd if yr wall is light colour

i use dulux all, it is the best of them, as they have all the characrteristic of all ICI paints, I do construction I know, however it is also the most ex one in the market, I use it on my new house also, clean easily

I used supreme 3 in 1, after painting, I can feel that the wall is smooth and nice. For darker tones, I think have to paint it a few more times for it to be more even. I chose that because its supposed to keep away lizards! Haha, as my hb hates lizards...

my contractor used ICI Dulux...specifically anti mould at my request..

Bathroom Ceiling - creamish almond colour with matt satin sheen texture/look

Door & Frame - Dark Walnut

Feature Wall in MBR - Light Cocoa 5056 (Nippon Super Vinilex 5000)

Kitchen door - bronze aluminium frame

Washbasin - Caroma Round Sink
the bathroom accessories I got them at Equip Design @ Plaza S’pura. It’s Valli & Valli, range name is Strict series.

Furniture - dark walnut, walnut, wenge

Master bathroom piping - Wash n wear

Common Bathroom piping - Wash n Wear

1 impt advice if u will heed it.....make sure u get ur contractor to apply sealant..before painting starts...also the sealant must dry properly (may take a few days..also depending how damp the weather...if u know what i mean).....otherwise....if the painting job is rushed....u will see patches of uneven colours after a while...

Paint

I would suggest the "washable" paint. They will cost a bit more than normal paint but the advantage is that you can scrub dirt marks off. Unlike normal paints, it does not exhibit hair-line cracks as it seems to be able to stretch with the walls when it expands on hot days.

one thing about paint is try not to use glossy paint... meaning those that look "shiny" on the surface as if u wash them, the gloss will be gone and so u will have one area glossy and one without... n also using "shiny" paint, your wall must be VERY level, meaning no up and down as they will be the same as one area shiny n one not cos of the reflection...

Definitely the ICI wash and waer or the Nippon Medifresh (both are washable) are the best choice for kitchen and toilet walls / ceilings.

ICI actually has a latest series of paint call the 3-in-1 which is much better than the wash n wear and their wash n wear series is much better than their pendalite which is the series of paint which most contractors used when u ask them to do painting.... n accordingly, 3-in-1 is more expensive than the rest....

just be careful about the finish u want for your flat, that's all cos though shiny surface is beautiful, it is hard to maintain it so.

depending on d paint that u choose from d catalogue.. note that some of paints comes in gloss/matt paint. in terms of quality, ici wash n wear is d best and easier to wipe off any stain using a wet cloth.

Wall color

You can go to the ici website to try these colours. You could click on the selected colours to "Paint" a room. It is pretty accurate.

Everything is the same except new curtains, the square cushions (from IKEA), the yellow beanbag (from GIANT Tampines) and the fresh flowers

The curtains for the living room as the same fabric, colour and weight as the MBR curtains. The only difference is the design - vertical stripes - as for the MBR is the damask motifs.

Although the curtains can be machine-washed, I think I'd rather play it safe and get it dry-cleaned for the first few times, in order to maintain it's shape & colour and to last longer too. smile.gif

Closer look at the fabric, although the interwoven vertical stripes are not really noticeable due to the lighting and curtains' pleats:

The sliding doors are custom-made & laminated with LamiTak Island Recon laminates. Can lock from both inside & outside. Initial plan was to have sandblasted glass part. But since my son needs to see me or hubby while our son plays outside the study room (this room is out of bounds for him), we decided to have clear ones instead. No doubt sandblasted will look much better, but for visibility sake we sacrificed on this one.

Initially, hubby wanted Light Cocoa for all this bedroom's walls while I'd like to just stick to one colour ie. Magnolia. In the end, after much compromise, chose the two colours so both are happy jammin.gif
